Did we stay in the same hotel as the great reviews i read? Pros Great location for us. Our daughter lives within walking distance. Room clean, nicely unique. Bathroom is very nice Staff nice. And rarely seen. There space is a tiny room in the courtyard. Great coffee machine in the shared space outside your room. Nice roof top space Con Book the restaurant far in advance. The greeter was trying to get us a table, but was told no by a boss. No benefit being a “hotel” guest. Bed, good on one side, other side was not the same. Room #9, on 11th st side. Every clown who thinks he drives a nascar car, guns it down the street, late at night with muffler removed. Very loud. Use the earplugs that are in the bathroom. All room doors slam like a bomb. You can hear them from the other rooms. Concrete floors also create a problem as chairs are dragged and make a racket. 1 night this went on for the whole night. Torture. You can access the elevator thru the restaurant, no matter how busy they are, when the restaurant is open If not open, you must walk thru a small parking lot for the liquor store next door, down an alley, past 3 dumpsters and access thru a door that belongs in a prison. Or go in reverse when leaving before they open. One morning we had to walk over broken glass as a truck was in the alley blocking us from getting around the glass. Finally, Payjama coffee meet up, meeting your “hotel” room neighbors at the coffee machine first thing in the morning. We had our access shut off due to a mistake. This happens when they have to remove guests from the lisIf we had returned after 6pm, getting in would have been a mess, as the staff leave then. Leaving early in the morning, dragging out suitcases thru the alley and parking lot, was my last impression. Glad the glass was gone.

This hotel is OUTSTANDING.

One word - OUTSTANDING. We have been visiting Austin while on business and my boss picked this hotel. Rooms done with care . Staff so Friendly and make you feel at home. Room’s. Decor done with taste . We love it . We will be back as many times as possible Ahhh and how could I almost forget to mention the coffee, water and tea station right outside your room. The lovely little rooftop is awesome at night. Lovely.

I Am Extremely Discriminating!

In my selection of places to stay when travelling I am extremely discriminating. Frances Modern Inn met ALL my expectations. The rooms are impeccably (and whimsically) decorated. Every fixture in the bathroom is high end -great shower, btw; Toto toilet! It was the cleanest hotel room I have EVER stayed in. I didn't even spot a stray hair from a previous guest in the bathroom (don't you hate that? Eww!) One of my favorite features about the room was the lovely small balcony! It's so rare to find hotel rooms that are not hermetically sealed and allow for fresh air to come in. Plus it was nice to stand out on it and view the eclectic action on the street below. The Inn is only about a mile from downtown and the neighborhood is authentic, definitely has a quirky Austin vibe, which I like - nothing "touristy" about it. I had read reviews that complained about party noises from the street/neighborhood but it was fairly quiet during my stay. I did see earplugs provided in a jar in the bathroom for the noisy times. The hotel also has keyless entry onto the property and into your room. Property entry is either around back through a small courtyard or in the front through the restaurant during its operating hours. (Due to the schedule of the conference I was attending, I did not get a chance to eat at the restaurant but man, it smelled good!) I truly enjoyed my stay even though I was busy with work-related activities. The owner operates at an A+ level. She is happy to assist with whatever you need. Lovely!

We were welcomed by Vicky, the owner, and made to feel immediately at home. The hotel rooms are well appointed and beautifully cleaned. We had a wonderful stay
